When purchased in 2019, the office building—with a total of around 3,300 m² of usable space—had seen better days, and the vacancy rate was tremendously high. A good year later, it had been redubbed Dock 27 and a deep renovation had fully refreshed the building. Another two years later, the building was fully rented out. A solar power system installed on the roof in the summer of 2022 generates around 60,000 kWh of electricity per year, bringing significant savings on building operation costs as we move into the future. In December 2022, the office building, which can potentially be expanded by another 1,255 m², was sold to a group of Vienna-based investors.
Dock 27 gives its business tenants—three primary and 35 smaller ones—significant added value. The highly functional office building is barrier-free, has impressive room heights of over three meters, high-speed internet and CAT6 cabling, large windows, laboratory and storage areas, spacious common areas and meeting rooms, and modern lounges, tea kitchens, and sanitary facilities. There is a foosball table for fun, vending machines for snacks and drinks, an elevator that can be used to transport larger items, and plenty of outdoor and underground parking—all at attractive rates.
The office building not only has industrial charm, it is also extremely conveniently located at the U3 subway line and A23 highway, in a good neighborhood near the Vienna BioCenter and the new St. Marx events center.
