The redesign of the almost 2-kilometre-long Outer Mariahilfer Strasse will start in summer 2024. „Vienna Urban Oasis“ marks the completion of the first stage of development, benefitting from this further enhancement of the already excellent quality of the location.
Upon completion in 2025 Mariahilfer Strasse will serve as a one-way cilma Boulevard with sharply reduced traffic. The current lane leading into the city will give way to a 3.5-metre-wide two-way cycle path for comfortable and safe cycling, sidewalks up to 5 meters wide and plenty of new green space. In the first section alone, 19 additional trees will be planted to supplement the current stock of 31 trees. New seating islands, recreational areas and micro open spaces will be created. In addition, misting points and ground jets for cooling in summer as well as at least 50 new bicycle parking spaces are also planned.
Streetcars 52 and 60, which carry around 20,000 people a day, will retain their own tracks. This enables unhindered public transportation.
From April 30, 2022 to November 2023, the interim use "Wild im West" ran on our building site. From flea and theme markets to silent cinema, small concerts, food trucks & cozy chilling, there was all kinds of art, culture & culinary delights to experience here. Numerous initiatives from the 15th district could be won as partners. The look of the temporary use took up the theme of the building site, combined with the green theme of the urban oasis.

OUTSTANDING SUSTAINABILITY
„The „Vienna Urban Oasis“ is developed using the natural resources available on site: Geothermal energy is used to generate heat. The heat pump multiplies the environmental gains. This is also possible in reverse for cooling purposes.
In addition, the waste heat from the supermarket‘s refrigeration system is used to generate heat for the apartments and the market by means of a heat pump as a synergy. Ventilation is provided by a comfort ventilation system with heat recovery, which further increases energy effi ciency and ensures clean air in line with demand. The building can therefore be heated, cooled and ventilated using only electricity without fossil fuels.
In addition, the PV system generates 35 kWp of environmentally friendly electricity, which is consumed to a large extent in the building itself due to the mix of residential and commercial uses and covers around 20% of the heating energy requirement.
A resilient building
By using green electricity, the carbon footprint can be reduced to a minimum. In addition, the storage mass of the building structure, which is activated via the overall temperature control system, balances out temperature peaks in summer and winter, increasing the resilience of the building during both heat waves and cold spells.
Designed as a low-temperature system, the building off ers a high degree of potential adaptability to other heat supply systems (e.g. district heating). The solid construction with a very good insulation standard creates a tight and low-maintenance structure. Only low-emission materials are used to ensure clean indoor air. Greening measures have a positive impact on the microclimate. All of this forms the basis for ÖGNI and klimaaktiv certifi cation. ÖGNI Gold and klimaaktiv Silver are targeted certifi cation levels.

Within walking distance of Westbahnhof train station, inner Mariahilfer Strasse shopping district, and the Raimund Theater, Vienna Urban Oasis is seamlessly connected to the city center.
Several shopping centres and doctor’s offices are accessible within just a few minutes’ walk, as are numerous schools and kindergardens.
At the same time, it’s not far to the Schönbrunn Castle grounds to play sports or go for a walk. Art and culture-oriented people obviously prefer the lively quarter around Reindorfgasse with ist small cafés and charming galleries which can be reached within 5 minutes on foot.
Transportation access is particularly excellent. Subway lines U3 & U6 are within a walking distance, so are multiple tramway and bus lines (10, 10a, 12a, 52, 57a, 60). Long distance train service starts from the nearby station Westbahnhof.
The outer Mariahilfer Strasse is currently undergoing a redesign into a new feel-good and promenade area, which further enhances the already excellent location.

-> The Hollerei in the Hollergasse: seasonal vegetarian cuisine in a cozy parlor with wood paneling. They also offer cooking classes!
-> Velobis at the corner of Johnstraße and Linzer Straße: a bicycle bistro in the former Gloriette Cinema that serves Austrian-African cuisine and sells “growing” children’s bikes — you buy a bicycle once and can adapt it over and over until your tyke has outgrown it. Great concept!
-> The world’s first downtown Ikea: its new branch, in green architecture, is within walking distance. Sitting in traffic on the way to the SCS shopping area is a thing of the past!
